Screen the right tenants.

To avoid missing months of rental income and destructive tenants that will trash your property, do a thorough background and credit check to ensure that your tenants are suitable to live in your property. If you manage the property yourself, be sure to meet the tenants and get a feel for the type of renters they will be. If you use a management company, they will generally have a screening process in place to ensure your best interest is in mind.
