- Have at least three contractors walk through your property and have them give you a line by line bid for all repairs on the property. By comparing the line by line bids, this gives you an idea of what the actual costs are along with an overview of completeness.
- Once you have selected the contractor you are going to work with, make sure he is insured and responsible for all subcontractors that come onto the property.
- Lastly, agree to have both of you sign a scope of work that outlines all the repairs of the project. If extra needs to be done, have him send you a “change order” in writing. These must be approved before work is done.
