Get the property under contract.

Here you are acting as a problem solver and listening to the issues the homeowner is facing. Build rapport with the person. Truly caring about the distressed seller and understanding their needs will be the key to building a successful business. Now you will need to negotiate a contract that will work for all three parties involved (you, the seller and the end buyer). Be open and honest about your intentions with the property as this trust will carry over and generate more business for you in the future. Nothing is better than a good recommendation from a satisfied customer. (Tip: Using your state’s standard real estate contract can be helpful as buyers and sellers have seen it before so it is less intimidating)
